Waldo Canyon Fire: 346 Homes Lost, One Confirmed Dead in Colorado

The roaring Waldo Canyon fire that exploded into neighborhoods of Colorado Springs has destroyed 346 homes, making it the most destructive wildfire in state history.

It also has claimed at least one life, according to reports.

Colorado Springs Police Chief Pete Carey announced that human remains had been found in a burned home in the Mountain Shadows neighborhood.

Other individuals are also missing, he said. He said the deceased's body was found in the rubble and gave the address, but no further details.

Residents of the Mountain Shadows neighborhood were summoned to a meeting Thursday night at the University of Colorado at Colorado Springs.

There, they learned with certainty which of their homes had survived and which had been consumed by the unprecedented firestorm this week.

Police Chief Pete Carey said police are still trying to track down the whereabouts of "less than 10" people who may be unaccounted for.

President Barack Obama was to tour fire-stricken areas Friday after issuing a disaster declaration for Colorado, releasing federal funds to help.

Rich Harvey, the incident commander in charge of the massive firefighting effort, said that at the very least, the wildfires were held at bay overnight, with no growth of the perimeter and no more houses lost since Thursday.

The fire was still only 15 percent contained as of Friday morning.

Down Syndrome New Mama: Health Insurance for Babies with - Yes

Today Ryan McCostlin, a team member at Bernard Health, is going to share the Top 5 Health Insurance Tips for new parents of babies with Down syndrome.

When new moms and dads have a beautiful new baby, the questions can seem endless. What are the right foods? ...the right child care? ...do I need to buy Kidz Bop records, or is it okay if I play The Rolling Stones?

And while learning how to be a new parent can be a heck of a lot of fun, finding the right health insurance strategy... well... isn?t. . I happen to be someone who spends most of his time thinking about health insurance, and even I can admit that on the fun spectrum, shopping for health insurance can fall somewhere between tax audits and root canals.

That said, all parents spend time thinking about how to plan for expected and unexpected medical expenses. And for parents of babies with Down syndrome, there can be additional costs associated with neurological exams, cardiology exams, thyroid screening, etc. So while finding the right health insurance strategy might not be very much fun, it is important.

So, what should new parents of a baby with Down syndrome know as they begin to research health insurance options? Here are the top 5 tips:

ikn1. Depending on your income and your state?s rules, your child may qualify for a government subsidized health insurance program called Medicaid. The name for the program varies from state-to-state... for example, it?s called MediCal in California and TennCare in Tennessee, but each state?s program is a version of the federal Medicaid program. If your annual income is too high to qualify for Medicaid in your state, your child may qualify for another government program called CHIP. To research government subsidized options in your state, you can click here.

2. If you have group health insurance through an employer, most employers have a 30 day window from the birth of your child to add him/her to your plan as a dependent. If you choose to add your child to your employer?s health plan, make sure you share your good news with your HR representative so you can fill out the appropriate paperwork!

3. If you don?t have access to insurance through your employer and you don?t qualify for a government program, you can still get coverage for your child through an individual health insurance plan. Child-only plans aren?t available in every state, but because of healthcare reform, children cannot be denied coverage by health insurance companies as long as at least one eligible parent also applies.

4. Consider enrolling in a Health Savings Account based health insurance plan if your employer offers one... and especially if you?re enrolling in an individual plan for your family. At first glance, it may seem like a co-pay based health insurance plan is a better option, but Health Savings Account based plans often have a true annual out-of-pocket limit on spending. After you meet your deductible, your child?s healthcare is free for the rest of the year. Families with lots of healthcare expenses often find that Health Savings Account based plans can help them come out ahead

5. Health insurance can be complicated, and it?s especially important for new parents of Down syndrome babies to consider all of the available options. If you need more help, there are several resources available who can provide guidance. As you consider where to seek additional help for your family, know that there are three basic categories of advisors:

First, each state has a State Health Insurance Program (SHIP) that can answer basic questions about health insurance eligibility. Advice from SHIP employees is free, and you can find your state?s SHIP contact information online.

Second, you can find a health insurance salesman who may be able to help you research private health plans. Health insurance salesman don?t charge you anything up front, but they get paid when they sell you an insurance policy.

Finally, many families find it helpful to work with fee-based health insurance advisors who, for a flat fee, can help you navigate the complexities of the individual health insurance market. This option is similar to a tax advisor or CPA who helps you prepare your taxes. While the flat fees vary, health insurance advisors usually don?t work on commission, so their only incentive is to help you get the right strategy in place for your new child.

More about the author: Ryan joined Bernard Health in 2010 to help families save time, save money, and get peace of mind as they consider affordable health insurance options. Through a network of retail stores, Bernard?s team of licensed, non-commissioned health insurance advisors provide face-to-face advice to families across the country. He earned a BS from Vanderbilt and an MBA from Yale. Ryan can be found on LinkedIn and Twitter.

What the health care ruling means to you | Health and Fitness

(CNN) ? The Supreme Court?s decision Thursday to uphold the Affordable Care Act means that the predictions about how it will affect all Americans remain in place.

Here are some highlights:

The uninsured

The decision leaves in place the so-called individual mandate ? the requirement on Americans to have or buy health insurance beginning in 2014 or face a penalty ? although many are exempt from that provision.

In 2014, the penalty will be $285 per family or 1% of income, whichever is greater. By 2016, it goes up to $2,085 per family or 2.5% of income.

Health care exchanges, which are designed to offer cheaper health care plans, remain in place as well.

The insured

Because the requirement remains for people to have or buy insurance, the revenue stream designed to help pay for the law remains in place. So insured Americans may be avoiding a spike in premiums that could have resulted if the high court had tossed out the individual mandate but left other requirements on insurers in place.

Young adults

Millions of young adults up to age 26 who have gained health insurance due to the law will be able to keep it. The law requires insurers to cover the children of those they insure up to age 26. About 2.5 million young adults from age 19 to 25 obtained health coverage as a result of the Affordable Care Act, according to the U.S. Department of Health and Human Services.

Two of the nation?s largest insurers, United Healthcare and Humana, recently announced they would voluntarily maintain some aspects of health care reform, including coverage of adult dependents up to age 26, even if the law was scrapped.

People with pre-existing conditions

Since the law remains in place, the requirement that insurers cover people with pre-existing medical conditions remains active.

The law also established that children under the age of 19 could no longer have limited benefits or be denied benefits because they had a pre-existing condition.

Starting in 2014, the law makes it illegal for any health insurance plan to use pre-existing conditions to exclude, limit or set unrealistic rates on coverage.

It also established national high-risk pools that people with such conditions could join sooner to get health insurance. As of April, a total of only about 67,000 people were enrolled in federally-funded pools established by the health care law, according to the National Conference of State Legislatures.

More than 13 million American non-elderly adults have been denied insurance specifically because of their medical conditions, according to the Commonwealth Fund. The Kaiser Family Foundation says 21% of people who apply for health insurance on their own get turned down, are charged a higher price, or offered a plan that excludes coverage for their pre-existing condition.

All taxpayers

No matter what the Supreme Court had decided, it would have been a mixed bag for all Americans when it comes to federal spending. There is heated dispute over what impact the health care law will have on the country over the long term.

The federal government is set to spend more than $1 trillion over the next decade to subsidize coverage and expand eligibility for Medicaid. The nonpartisan Congressional Budget Office estimated that the law could reduce deficits modestly in the first 10 years and then much more significantly in the second decade.

The CBO said a repeal of the mandate could reduce deficits by $282 billion over 10 years, because the government would be subsidizing insurance for fewer people. But the nation faces costs in various ways for having people who are uninsured. The Urban Institute?s Health Policy Center estimated that without a mandate, 40 million Americans would remain uninsured.

Meanwhile, the Flexible Spending Accounts that millions of Americans use to save money tax-free for medical expenses will be sliced under the law. FSAs often allow people to put aside up to $5,000 pre-tax; as of 2013, they were to face an annual limit of $2,500.

Small business owners

The rules and benefits small business owners face as a result of the health care law remain in place.

As CNN has chronicled, the law brought a mix of both. The director of the National Federation of Independent Business is one of the plaintiffs who pushed the court to strike down the law. Meanwhile, a group called Small Business Majority fought to protect the law, saying its loss could be a nightmare.

As of 2014, under the law, small firms with more than 50 full-time employees would have to provide coverage or face expensive fines.

All Americans, in lesser known ways

The massive health care law requires doctors to report goodies they get from medical supply companies; demands more breastfeeding rooms; requires all chain restaurants to list calories under every menu item, and includes numerous other provisions, which now remain in place.

Doctors and other health care providers

Health care providers have already begun making changes based on the 2010 law, and in preparation for what will go into effect in 2014. Those plans continue.

In the short term, doctors avoid ?chaos? that may have resulted from the law suddenly being dropped or changed, according to Bob Doherty, senior vice president of governmental affairs at the American College of Physicians, who wrote a blog post on the website kevinmd.com this spring.

Medical groups have disagreed over the law.

CNN?s Miriam Falco, Caleb Hellerman and Jennifer Bixler contributed to this report.

Nexus site

Google has just unveiled the Nexus 7 Tablet along with the Nexus Q streaming media player and already they've started promoting the devices to the max. The Nexus site that has been in place since the Nexus One was announced, has now been updated with a full gallery, specs and features listing for both of the devices. Google unveils Nexus 7 tablet, Android 4.1 and more

13 hrs.

Google I/O, the search engine giant's annual developer conference is taking place in San Francisco, California this week. The show kicked off with a keynote event, and I was there to report live about all the things Google unveiled.

The fun?started around 9:30 a.m. PT/12:30 p.m. ET with?Google's vice president of engineering,?Vic Gundotra, stepping on stage to start things off.?He thanked everyone for being here and asked us to shut off our wireless hotspots, in order to keep everything running smoothly.

Hugo Barra, Google's?director of product management, took the stage almost right after that, to talk about some Android milestones. He explained that Android has seen over 400 million device activations. He added that over one million new Android devices are activated every day. (That's about 12 Android devices every second.)

Android Jelly Bean
The Google team didn't wait long to introduce folks to Jelly Bean aka Android 4.1.

Almost right away, the folks in attendance were ooh-ing and aah-ing as we saw how easily widgets can be rearranged in Jelly Bean, with everything resizing itself automatically to fit on the screen more neatly. But things got really loud in the conference center as we were shown that Jelly Bean will offer offline voice typing. (No more worrying about lousy reception affecting your handsfree typing.)

Other neat Jelly Bean features include the ability to quickly?swipe back to photos you've just taken, the option to pair devices with a tap (via NFC) to share photos and video, and?notifications?which can be expanded (so that you can view your inbox without actually leaving the notification screen, for example).

"It's like they're reinventing Siri," a fella near me muttered, to no one in particular, as Jelly Bean's Knowledge Graph integration was shown off. The feature allows your Android device to answer questions ??such as "which movies did Angelina Jolie star in?" ? or take certain commands, which involve searches, such as "show me?photos of tiny monkeys."

A tool called "Google Now" learns from your habits, your location and your calendar to offer you information you might need. For example, if you are in an area you don't usually travel through, Google Now might suggest some restaurants. If you happen to be at home and traffic conditions are bad, you might be offered alternate directions. The more you use Google Now, the smarter and more?useful?it should get.

Google Android 4.1 is expected to roll out to some devices in mid-July. (More on Jelly Bean's features?here.)

Google Play
There are more than 600,000 apps in Google Play and Google has seen over 20 billion Android app installs, we were told.

So what's new?

Well, developers will now be able to offer Smart App Updates, to devices on Gingerbread and above. This means that users will only have to download changed parts of an app, rather than re-downloading the whole thing every time there's an update.

Google Play will now also offer movies and television shows for purchase, along with magazines. Google has partnered with various studios and publishers to offer this content.

Nexus 7
Looks like the rumors were true. Google's got a shiny new tablet, called the Nexus 7.?It has a 1280 x 800 HD display, a Tegra 3 processor, a 12-core GPU,?a front-facing camera, and more. It will run Google Android 4.1.

Google's team emphasized content consumption when it comes to Nexus 7. This tablet is "made for Google Play," we were told.

The Nexus 7 will start at $199 (this price will include a handful of movies and some magazines). The tablet can be ordered now and will start shipping mid-July.

Considering that Google Play will now include?significantly?more media, that the Nexus 7 hardware is pretty darn solid sounding, and that the price is right ... I'd say that Amazon's Kindle Fire has some strong competition to deal with now.

Nexus Q
The Nexus Q is described as?the "first ever?social streaming device."?It streams your media from the cloud and allows multiple people to sync up their playlists and queue up songs by using tablets or smartphones. The device?? which somehow resembles a Death Star ? will be priced at $299 and start shipping mid-July.

If everyone relied on a Nexus Q, parties could become hilarious as folks battle for control of the tunes by tapping their respective?gadgets.

Google+
Google+ is turning one-year-old tomorrow and Google appears to be pretty proud of its social network. Over 250 million people have activated Google+ accounts and there are apparently over 150 million active users on the network. Half of those users sign into Google+ daily, we're told. Curiously enough more people are using Google+ on their mobile devices, rather than on their desktops.

So it's no surprise that Google is releasing a version of Google+ for tablets. An Android version will roll out today, and an iPad version will come soon.

There will also be some updates to Google+ itself, such as the addition of Events, Party Mode, and more. In essence, it will encourage folks to?collaborate?before, during, and after events.

Google Glass
The Google+ presentation was abruptly interrupted by Sergey Brin himself, who promised us a demo which could go wrong in a lot of ways. It turns out that a team of skydivers equipped with Google Glass was above the Moscone Center, where the Google I/O is taking place.?

We watched them, through a Google Hangout, as they jumped onto the building's roof, handed a package ? containing a pair of Google Glass ... err, glasses???off to a team of bikers. Those folks jumped over obstacles and passed the package over to some folks who scaled down the building, to the third floor, where another team of bikers waited to take the cargo over to Brin. (Screenshots from the stunt here.)

Whew! Once all the excitement died down, we were told that the latest prototype of Google Glass weighs less than a pair of sunglasses?? and that there will be a variety of designs, not just the cyborg-like frames we initially saw.

In theory, you should be able to wear these glasses at any time, to capture a first-person view of everything you do.

Want more tech news, silly puns, or amusing links? You'll get plenty of all three if you keep up with Rosa Golijan, the writer of this post, by following her on?Twitter, subscribing to her?Facebook?posts,?or circling her?on?Google+.

Securing $10000 Personal Loans: Poor Credit Ratings

?

Nothing worthwhile is easily got, and when it comes to finances that are certainly true. When looking for a $10,000 individual bank home loan, for example, with poor credit ratings an unwelcome factor in the equation, it may be necessary to search high and low for the best home loan choice. The reason is generally because, depending on the money score status of the applicant, some alternatives are unlikely to be suitable, and the best is sometimes the least obvious. So, getting acceptance for $10,000 loans with poor credit ratings can mean taking real care in choosing where to apply in as much as the information in the application itself.

Luckily, there is a wide range of home loan products out there, with the different types having their own advantages of disadvantages.

Understanding what they are is important when trying to improve the chances of getting a?bad credit personal loans guaranteed approval?with poor credit ratings for individual use accepted, especially a large home loan. So, what are the options?

Home Equity Loans: Basically, these are loans that have been accepted against existing equity in a family house, and in that respect is perfect when looking for a $10,000 individual bank home loan. Value in a house refers to the value of the property or home that is owned by the homeowner. For example, the discuss of the home loan that has already been repaid, or any increase in property or home value above the home loan principal. This kind of home loan is a secured home loan, so in this case a $10,000 discuss of the equity in the property or home is offered as collateral against the sum borrowed.

And since protection is provided, acceptance for $10,000 loans is much more plausible as far as the lender is concerned.

Payday Loans: If a home loan with poor credit ratings for individual use is needed fast, then a pay day loan is arguably the best choice. A pay day loan cash advance against an upcoming pay check. With that kind of protection, the lenders are quite happy to give acceptance. However, the problem is that the pay checks must be large enough to cover the repayments - including interest - of?bad credit secured loan, sometimes in as short a time as 14 days. It is possible to extend the term to as long as 90 days, but even so a $10,000 individual bank home loan could only be granted if the pay check is substantial anyway.

Rockie Fresh Prepping Electric Highway Mixtape

Chicago rapper reveals the title of his latest project exclusively to MTV News.

Chicago has bred plenty of legendary hip-hop artists, but the city's youngest crop of rappers are ready to usher in a new era for the Midwest. Among those leading the pack is Rockie Fresh, who will follow up his January mixtape Driving 88 with a new project titled Electric Highway this fall.

The 21-year-old Southside native has released several notable mixtapes over the past few years, including 2011's The Otherside Redux and this year's Driving 88, which found him collaborating with Casey Veggies and fellow Chi-town rapper King Louie. But Rockie's confident that current recording sessions will result in his best work yet.

"It's called Electric Highway," Rockie told MTV News exclusively, revealing the title. "I always want to do original music even if it's a mixtape, so it's definitely a free album, but all of the records are going to be original. With me getting older and seeing different parts of the world, my content is always going to be evolving, so this is going to be the peak of Rockie Fresh. Out of all of the stuff that I've done, I think this is going to be my best work and I'm really looking forward to dropping it."

Rockie's fans will certainly be looking forward to the project, as will a few industry heavyweights who also have their eye on the young rapper. During a visit to New York City's Hot 97 radio station this week, Maybach Music Group CEO Rick Ross sent a "shout out to the lil' homie Rockie Fresh," adding, "I'm a fan of his music." And even though Rozay confirmed that Rockie hasn't been signed to MMG "as of now," they certainly have a good relationship going.

"That was crazy," Rockie told MTV News just hours after the shout-out from Ross. "Me and him, we've been talking a lot back and forth. That's definitely one of my big homies."

While Rockie continues to explore his label options, you'd better believe that he'll stay buried in his work. While on tour over the past few months, he gave fans the chance to keep up with his everyday grind through the vlog series "Life on the Otherside."

"[It's] to let people know that sh-- is real," he said matter-of-factly. "A lot of people utilize the Internet to stunt and it kind of gets old after a while. I really want people to see my climb, to really respect the work ethic that goes into it, and even for them just to be motivated by it. [It's] to let other young artists know that the struggle is something everybody has to go through. It's not a smooth road, so I just feel like it's dope to really show people the real picture."

Researchers develop new method for analyzing cell function

ScienceDaily (June 26, 2012) ? Researchers in Finland and Germany have developed an open-source software that will make it significantly easier to process bioimaging data. The software, named BioImageXD, will help in analysing cell and tissue functions.

The work to develop the software has been funded by the Academy of Finland (through the FinNano Research Programme), the European Union and Tekes -- the Finnish Funding Agency for Technology and Innovation. Version 1.0 of BioImageXD has been accepted for publication in Nature Methods.

Among other things, the BioImageXD software is a tool for analysing how molecules move on cell surfaces and how they bond together. With the software, scientists can analyse the composition of cell surfaces, study how cancer cells spread in a three-dimensional environment, or measure how effectively viruses and targeted drugs enter cells. Such calculations have not been possible before.

In recent years, cell and tissue imaging with new, specialised microscopes has considerably advanced research in bioscience and biomedicine. The new methods also allow for studies on living cells. However, the microscopic images are not displayable as such and need to be rendered into three-dimensional models. These 3D renderings carry significant weight as evidence already by themselves, but reliable scientific data also requires numerical values, which can then be used in mathematical calculations. In addition, these calculations must be feasible with extremely large datasets.

So far, the lack of suitable software has clogged up this development. To solve the problem, researchers in Turku, Jyv?skyl? and Dresden drew up precise specifications for software for processing of imaging data. A key criterion was that the software would be based on the principles of open source, freely available to all researchers.

The work resulted in BioImageXD, a software program that thanks to its versatile and open-source nature has received much positive feedback from hundreds of researchers around the world.

From extensive development to test success

One of the unique features of BioImageXD is that it can be used to create completely new analysis methods (and users do not even need programming skills), process thousands of images at the same time and analyse millions of molecules. Comparison tests have shown that BioImageXD is faster and more sensitive than other similar programs.

The development of the BioImageXD software began ten years ago in a University of Jyv?skyl? research team led by Jyrki Heino. Since then, the work has continued through active collaboration between Heino's team, Varpu Marjom?ki's team and Daniel White from Max Planck Institute of Molecular Cell Biology and Genetics.

The main development has been led by Pasi Kankaanp??, who now works at Turku Centre for Biotechnology as Coordinator of the Cell Imaging Core.

The BioImageXD software will be featured in a special issue of Nature Methods, focusing on the processing of biomedical images.

HBT: Cubs finally call up top prospect Rizzo

Cubs fans are finally getting their wish, as the team announced that first base prospect Anthony Rizzo is on his way to Chicago after destroying Triple-A pitching for the second straight season.

Rizzo struggled in his first taste of the big leagues last year for the Padres and was then traded to the Cubs for Andrew Cashner in January.

He hit .345 with 23 homers, 18 doubles, and a 1.110 OPS in 69 games at Triple-A after hitting .331 with 26 homers, 34 doubles, and a 1.056 OPS in 93 games there last year. Add it all up and Rizzo played 162 games at Triple-A, hitting .337 with 49 homers, 52 doubles, and a 1.078 OPS.

His call-up means that first baseman Bryan LaHair will shift to the outfield full time, which the Cubs prepared for by giving him three starts in right field during the past week.

Rizzo?s horrible debut for San Diego last year has some people skeptical about his ability to become a star-caliber hitter in the majors, but at 22 years old with incredible numbers at Triple-A it would certainly be shocking if he failed to become at least a very, very good hitter.

Tips For Successful Sales And Purchases In The Commercial Real ...

The decision to invest in commercial properties can carry significant tax benefits. Not only are there interest deductions, but also depreciation benefits to be aware of. Sometimes an investor will get a bit of money that is taxed even though it is not received. Try to understand this before you invest.

When you buy commercial real estate, look for opportunities to buy bigger. Taking care of more units does not cost much more and this will bring down the price of every individual unit.

You could edit or lead a newsletter regarding commercial properties in your community, or contribute regular content to social media. Do not fade away in the online world once you have completed a deal.

If you are taking out a commercial loan, you must pay for the appraisal yourself. The bank won?t let you make use of it later. Cover your bases and order the appraisal yourself.

When considering commercial real estate, you should think about the importance of honing relationships with private investors. For example, those in your network can give you the ?inside scoop? on properties, even those that are unlisted.

Size is highly important when you are searching for space for your growing business. If you don?t invest in commercial property that allows for growth, your business is going to be hunting for a new home again within a few short years.

Before you begin your search for the perfect commercial property, have a clear picture of your needs. Take the time to outline what your needs may be, from number of rooms to types of spaces needed. This should include the appropriate number of washrooms based on people present.

If you are under a lease for commercial real estate, be wary of standard lease forms. Sometimes, a long lease contains not only standard lease clauses, but extra agreements that the real estate company sneaked into the lease without discussing with you. If you read the whole document carefully, it is possible for you to avoid the pain that a lease can bring your way.

Consider online references that contain information written for both real estate novices and veterans. No one can ever honestly claim that they know too much.

You?ll have to pay more upfront for a commercial loan than for a residential loan, and there are other differences between the two types of loans. The most commonsense way to obtain commercial financing is by checking out different lending agencies and by asking around regarding the best types of investments.

It is essential that you become aware of any environmental issues associated with properties you are considering. One major problem is when your property has hazardous waste material issues. Once you own the property, any problems, hazardous waste related or otherwise, are yours to deal with.

You want to make sure the square footage is clearly available. There are two ways of measuring commercial real estate property. You can measure in usable square feet to determine the size of the area in which you will conduct business. You can also measure by total square feet for the complete size of the edifice, including areas that will not be in public use. It is a good idea to know measurements for each type of square footage. This will allow you to make decisions and speed up the process.

One of the biggest considerations in the process of attaining commercial property is to know the neighborhood of each and every prospective location. For example, if you?re offering high-priced goods or services, you might want to purchase property in wealthier areas where people are likely to be able to afford to buy from you. If your business services will do better in a poor neighborhood, buy property there!

You need to realize that every property has a lifetime. Don?t make the mistake of overlooking the fact that you will need to put a substantial amount of money into the property to keep it well-maintained. The building might need to have its roof replaced, or have the electrical wiring brought up to code. All building need this kind of care. However, some may need more upkeep than others. Plan for these repairs as they will happen in the future.

Focus on only one investment at the same time. Whether it?s an office building, land, or apartments, you should focus on just one kind of investment. Each kind of investment will requires a full time commitment. Master one type of investment at a time. Mediocre profits from several types of investments aren?t worth the effort, but major profits from one type of investment is.

Use of a digital camera is a simple and effective strategy. Be sure that the pictures show any current problems with or damage to the home.

When having your real estate inspected (as you should), always ask for the qualifications of the inspectors. This guideline is especially important when working with people who deal in pest management; these specific fields are often populated by practitioners who lack proper credentials. Ultimately, this can help you to bypass larger, more expensive problems.

Do your research so you know ahead of time if you will have issues with the environment surrounding your property. Should a problem with environmental waste ever occur, it is your obligation to properly clean your building and property. Are you considering purchasing a piece of real estate in an area prone to flooding? Think again! Call some agencies that assess the enviornment and find out what is up with the area your property is in.

There is a considerable amount of money to be made in commercial real estate. You have to invest a large down payment, sufficient time and enormous effort if your investment is to succeed. To make this happen, put the advice you just learned in the above article to use.

Juror: Sandusky accusers' credibility boosted case

BELLEFONTE, Pa. (AP) ? The credibility of the accusers who testified at the trial of Jerry Sandusky solidified the case against him, a juror said Saturday, a day after the retired Penn State coach once viewed as the successor to Joe Paterno was found guilty on 45 counts of child sex abuse.

"It's hard to judge character on the stand because you don't know these kids," Joshua Harper told NBC's "Today." ''But most were very credible ? I would say all."

"It was very convincing," he added.

After a swift trial and less than two days of deliberations, Sandusky was found guilty Friday. Mandatory minimums mean he will likely die in prison.

Sanduksy's own impassivity as the verdict was read was also a confirmation that the jury's decision was the right one, Harper said.

"I looked at him during the reading of the verdict and just the look on his face. No real emotion," he said.

Sandusky appeared to be accepting his fate, Harper said, "because he knew it was true."

The verdict is not the end of the scandal that took down Paterno and deeply shook the state's most prominent university. It will play out for years in courtrooms and through a set of ongoing investigations.

But the trial did present one piece of finality: Sandusky was taken away in handcuffs to the county jail. Sentencing will be in about three months.

"One of the recurring themes in this case was, 'Who would believe a kid?'" Attorney General Linda Kelly said. "The answer is, we in Bellefonte, Pa., would believe a kid."

Sandusky, a retired defensive coach, showed little emotion as the verdict was read, giving his wife, Dottie, and family members a half-wave as the county sheriff led him away.

There were only three acquittals among the charges related to 10 victims, eight of whom took the stand to describe fondling, forced oral sex and anal rape. Many of the accusers testified that they had told no one of the abuse that dated as far back as the mid-1990s ? not parents, not girlfriends and not police.

The accuser known in court papers as Victim 6, whose mother alerted authorities in 1998 after Sandusky took her son into a shower, broke down in tears upon hearing the verdicts in the courtroom. Afterward, a prosecutor embraced him and said, "Did I ever lie to you?"

The man, now 25, testified that Sandusky called himself the "tickle monster" in a shower assault. He declined to comment to a reporter afterward. His mother said: "Nobody wins. We've all lost."

One of the three counts for which Sandusky was acquitted concerned Victim 6, an indecent assault charge. The man testified that Sandusky had given him a bear hug in the shower but at one point he just "blacked out."

The other acquittals were an indecent assault charge related to Victim 5, who said Sandusky fondled him in the shower, and an involuntary deviate sexual intercourse charge regarding Victim 2, the boy graduate assistant Mike McQueary saw being attacked in a campus shower.

That charge resulted in an acquittal because McQueary did not see penetration, Harper said. But, Harper said, McQueary made it apparent he saw something "that was wrong and extremely sexual."

"We did not have the evidence that that very first charge happened," Harper said. "... And we were in agreement amongst all the jurors that because of that, we could not convict him of that first count."

Almost immediately after the judge adjourned, loud cheers could be heard from a couple hundred people gathered outside the courthouse as word quickly spread that Sandusky had been convicted. The crowd included victim advocates and local residents with their kids. Many held up their smartphones to take pictures as people filtered out of the building.

As Sandusky was placed in the cruiser to be taken to jail, someone yelled at him to "rot in hell!" Others hurled insults and he shook his head no in response.

Defense attorney Joe Amendola was interrupted by cheers from the crowd on the courthouse steps when he said, "The sentence that Jerry will receive will be a life sentence."

In addition to the eight who testified, there were two yet-unidentified victims for whom prosecutors relied on testimony from a university janitor and McQueary, whose account of a sexual encounter between Sandusky and a boy of about 10 years old ultimately led to the Paterno's dismissal and the university president's ouster.

Sandusky did not take the stand in his own defense.

After the verdict was announced, defense attorney Karl Rominger said it was "a tough case" with a lot of charges and that an appeal was certain. He said the defense team "didn't exactly have a lot of time to prepare."

The ex-coach had repeatedly denied the allegations, and his defense suggested that his accusers had a financial motive to make up stories, years after the fact. His attorneys also painted Sandusky as the victim of overzealous police investigators who coached the alleged victims into giving accusatory statements.

One accuser testified that Sandusky molested him in the locker-room showers and in hotels while trying to ensure his silence with gifts and trips to bowl games. He also said Sandusky had sent him "creepy love letters."

Another spoke of forced oral sex and instances of rape in the basement of Sandusky's home, including abuse that left him bleeding. He said he once tried to scream for help, knowing that Sandusky's wife was upstairs, but figured the basement must be soundproof.

Another, a foster child, said Sandusky warned that he would never see his family again if he ever told anyone what happened.

And just hours after the case went to jurors, lawyers for one of Sandusky's six children, Matt, said he had told authorities that his father abused him.

Matt Sandusky had been prepared to testify on behalf of prosecutors, his lawyers said in a statement. The lawyers said they arranged for Matt Sandusky to meet with law enforcement officials but did not explain why he didn't testify.

"This has been an extremely painful experience for Matt and he has asked us to convey his request that the media respect his privacy," the statement said. It didn't go into details about his allegations.

Defense witnesses, including Dottie Sandusky, described Sandusky's philanthropic work with children over the years, and many spoke in positive terms about his reputation in the community. Prosecutors had portrayed those efforts as an effective means by which Sandusky could camouflage his molestation as he targeted boys who were the same age as participants in The Second Mile, a charity he founded in the 1970s for at-risk youth.

Sandusky's arrest in November led the Penn State trustees to fire Paterno as head coach, saying he exhibited a lack of leadership after fielding a report from McQueary. The scandal also led to the ouster of university President Graham Spanier and criminal charges against two university administrators for failing to properly report suspected child abuse and perjury.

The two administrators, athletic director Tim Curley and now-retired vice president Gary Schultz, are fighting the allegations and await trial.

The family of Paterno, who died exactly five months before Sandusky's conviction, released a statement saying: "Although we understand the task of healing is just beginning, today's verdict is an important milestone. The community owes a measure of gratitude to the jurors for their diligent service. Our thoughts and prayers continue to be with the victims and their families."

In a statement, Penn State praised the accusers who testified and said that it planned to invite the victims of Sandusky's abuse to participate in a private program to address their concerns and compensate them for claims related to the school.

Sandusky had initially faced 52 counts of sex abuse. Prosecutors dropped one count and the judge tossed three others during the trial, on grounds two were unproven, one was brought under a statute that didn't apply and another was duplicative.

USATF sets procedure for breaking 3rd-place tie

EUGENE, Ore. (AP) ? Bobby Kersee is struggling to make heads or tails of USA Track and Field's new procedures designed to help break the third-place tie between Allyson Felix and Jeneba Tarmoh in the women's 100 meters.

Heads or tails just might be what decides it.

The scenarios involve either a coin toss or a runoff to determine the third and final spot on the team for the London Games.

If both athletes choose the same option, it will determine the tiebreaker. If the athletes disagree, the tiebreaker will be a runoff. If both athletes decline a preference, the tiebreaker will be a coin toss.

Confusing? Kersee certainly thinks so.

The coach told The Associated Press the sprinters won't make any kind of decision until after they complete the 200 later this week. The final is Saturday.

Kersee wants them to fully focus on the task at hand and not worry about a possible runoff ? or a coin flip.

"Nine times out of 10, most athletes aren't going to want to flip a coin," Kersee said. "Would you go to the Super Bowl and after two overtimes or what have you, have the referees take both coaches to the middle of the field and say, 'We're going to flip to see who wins the Super Bowl?' I don't see that."

The national track governing body said they want the matter decided by Sunday when the trials end. Kersee said he will wait until 11:59 p.m. if he has to, just to ensure more rest for the sprinters.

He's fearful of a quick turnaround between the 200 final ? should both make it ? and another round of the 100. That could be a lot to ask of his athletes.

"I'm asking them to focus on the 200 meters, go through drug testing and hopefully they'll both make the team in the 200 meters," Kersee said. "Then we'll meet as a group, we'll meet with USA Track and Field. I will be in the room on the meeting, but I will have no decision-making power. I'm going to be listening, but let the athletes decide. Let the managers decide what they want to do ? I want the best for the athletes."

Kersee said earlier in the day he's in favor a runoff to break the tie. Only, he wanted the race held later, maybe even a few weeks later, on a track somewhere to be determined.

To decide anything right now, the coach said, isn't fair to Felix and Tarmoh, especially because they are both running the 200 that begin Thursday.

Felix and Tarmoh finished in a dead heat in the 100 on Sunday, each leaning across the finish line in 11.068 seconds. They're looking to join Carmelita Jeter and Tianna Madison on the team.

With no protocol in place at the time of the tie, the organization had to meet to come up with a plan, which was approved by the United States Olympic Committee.

And one of the options was a coin flip, with the rules as to how the coin will be tossed explicitly spelled out. For instance, it says, "the USATF representative shall bend his or her index finger at a 90-degree angle to his or her thumb, allowing the coin to rest on his or her thumb."

Being the coach of both, Kersee knows he has a conflict of interest in this situation. But he insisted he's only concerned with one thing: Doing right by his runners.

"You don't have to bother us about this now," he said. "You can wait until later."

Originally, Tarmoh was declared the third-place finisher and the official scoring said she had edged training partner Felix by 0.0001 seconds. But the results were reviewed, and after a lengthy delay, the dead heat was announced.

In swimming, ties are settled with swim-offs between the two deadlocked opponents. Track has tiebreaking procedures for many of its events, as well, but this is a special case for which there is no written solution ? a tie for the last spot on the Olympic team.

The USATF said in a release that two cameras are used to determine photo-finishes, one on the outside of the track and another on the inside.

In Saturday's race, the image from the outside camera was inconclusive for determining the finish because both runners' arms obscured their torsos.

The torso position is used to determine the finish.

The image from the inside camera, shot at 3,000 frames per second, was analyzed by timers and referees, who declared the tie.

Should the sprinters settle the matter with a runoff, Kersee said he won't be at the track for the race.

Sure, he will warm Felix and Tarmoh up. And yes, he will give them some last-minute advice.

But then he will head for the exit.

"I'll go on a long walk," Kersee said. "When I come back, I'll get the news on who did what."

Laser-scanning bot builds 3-D map of ancient Roman sewers

16 hrs.

Roman archaeologists are using an interesting new tool to map and study one of the ancient city's little-appreciated features: Its sewers. They've deployed a?remotely?controlled rover called an "archeo-robot" to help them create a detailed and complete map of the extensive waterways.

Ancient Rome's "cloaca maxima," Latin for greatest or largest sewer, was a marvel at the time of its use, permitting great quantities of waste water to flow away from the city center. It still functions today, draining rainwater from the historic Forum area of Rome.

A team was recently brought in to study and map the main sewer and its several secondary tunnels. To do it properly, they decided to use a little remote bot equipped with high-definition cameras, atmospheric sensors and a laser-scanning system that would capture the pipes and stones in 3-D. This will allow them to get very exact dimensions as well as an explorable model.

The results are quite cool-looking, and should be of utility to scholars and historians who have often wondered about the cloaca maxima and its construction. You can see a short video of some of the data they've collected here.

The group doing the work is called Indissoluble, and they've placed much more information regarding the archeo-robot on the project's site.
